YOU ARE A GUEST IN A DELUXE FRIENDLY PARK
YOUR COOPERATION IS APPRECIATED
1: Little Willie’s is
operated for the peaceful occupancy and pleasure of retired
citizens. Interpretation of these rules shall be furtherance of that
objective.
2: All site rentals are
based on two or less occupants. All Guests-Visitors shall be
registered at Little Willies office and are welcome with a Two (2)
Week Limit.
3: No hanging of laundry
outside, except small wooden or umbrella type racks at the side of
the RV. Absolutely nothing from awnings or lines.
4: Tenants shall wear a
shirt and shoes in office, rec. hall, mail room, and laundry.
5: Little Willie’s
electric service is not designed to carry unlimited appliances or
electric heaters. If you have a problem with the breakers, you must
cut back on your load. ONE electric cord per unit. Electric-30 amp
is standard on most sites. All pig tails are to be unplugged and
stored out of harms way, in off season. Maximum available power, at
extra cost, is 50 amps per site.
6: Because of underground
utilities, no digging without Permission of Management.
7: If early departure, for
any reason, site is abandoned, RV sites shall not be rented, loaned
or used by anyone for any purpose other than original tenants.
8: All RV’s shall be set
up in a manner Acceptable to Management.
9: All notices (activity
or otherwise) will be posted in the Recreation Hall. Only emergency
phone calls shall be delivered (such as an accident or death). Other
calls will be accepted and posted on the Board in the laundry room
or put in mail box.
10: Notify RV office each
time that tenants will be out of the park overnight or longer.
11. Notify RV office on
day of permanent departure. Leave note in mailbox if office is
not open. CHECK-OUT TIME is 12:00 noon.
12: Each renter’s name and
lot number may be tastefully displayed. No other signs, such as for
sale, advertising, etc. are allowed. Such notices may be
posted on the park bulletin board.
13: Hibachis and gas
grills are permitted. NO open fires.
14: Storage building,
6"curb required for RV shed and RV’s tied down.
15: A secured high speed
wireless internet service is available in the west end of the rec.
hall.
16: Please notify RV
office by March 1, of site intentions for the following year.
Pre-season
monies are
non-refundable. Rent monies are non refundable. In an emergency
and at the discretion of management, balance of remaining time will
be credited for, no longer than May 31. Refunds/credits are
non-transferable. Sale of tenant’s RV shall terminate lease and
buyer will assume lease.
17: NO Soliciting Allowed.
18. All personal property
including living unit is the responsibility of owner and should
be insured by owner. Little Willie’s assumes NO responsibility while
the unit is on its premises.
19: Only patio or outdoor
furniture will be allowed on patio.
20: Disorderly conduct,
intoxication, profane language, or excessive noise will not be
tolerated. All persons causing a disturbance or being a nuisance
will be required to vacate.
21: Little Willies
reserves the right to evict any tenant whom it deems unsuitable or
incompatible with other guests at any time.
22: No fences of any type
will be allowed.
23: No plants or trees
shall be planted without written permission.
24: Little Willies
reserves the right to make and enforce any other rules or
regulations deemed necessary for the safety, comfort, convenience,
and enjoyment of its tenants, or for the preservation of its own
property.
25: Summer yard
maintenance done by Park Personnel, such as trimming and mowing is
very difficult. We will make every effort not to damage skirting,
down spouts, plumbing, wiring, etc. The Park will not be held
responsible for any damage below the bottom of RV.
26: Household garbage and
trash shall be sealed in plastic bags and deposited in our garbage
trailer. Please try to recycle plastic, glass, and aluminum.
27: Each sewer hose shall
have a rubber collar. In off-season, hose must be removed and
your hook-up capped unless buried. Dumping wastewater on the ground
is prohibited.
28: No chemicals, of any
kind are to be used in holding tanks or dumped into our sewers.
29: Motor bikes, bicycles,
and golf carts are permitted in the park if muffled. After dark
please light all vehicles.
30: All vehicles shall be
parked off the roadway area. No parking on concrete pads. One
RV and a maximum of 1 vehicle per site. Others to be parked in
storage area or back parking lot. Our streets are also walkways -
10 MPH is our speed limit.
31: All RVS must have
wheels, axles, and “A” frames. Sewer lines shall be buried.
32: No pets allowed over
40 lbs and no aggressive breeds allowed. Pets must be kept on a
leash and confined at all times on tenant’s lot only. No pets
allowed in or around the Office and Rec. Hall and surrounding area.
All pet feces in any area of the park must be picked up and promptly
by the owner be disposed of in a sanitary manner. No pet shall be
left unattended in your RV or tied up and left. Even after Park
approval, if the pet becomes a problem, the management reserves the
right to ask that the pet be removed from the Park. All pets must
be walked in the vacant 8 ½ acres north of the Park or the area in
front (east) of the Park
33: Rec. Hall shall be
kept clean at all times. Each group is responsible for its
clean-up.
34: All renting or leasing
of RV units must be approved by office in advance.
35: ALL SALES OF RV UNITS
MUST BE APPROVED BY OFFICE IN ADVANCE.
36: All units that are
tied down must be skirted and all sewer and water lines buried.
37: Quiet hours will be
between 11:00 P.M. and 7:00 A.M. Please remember we are all very
close neighbors. Please Observe!!!
38: Only one Utility room
(shed) or attached room per RV unit.
